The buying journey

Patient counsel. Decisive when it counts.

Buying in Kentucky can mean anything from a downtown loft to a hundred acres of bluegrass pasture. The right agent helps you understand the market you’re shopping in — what homes actually sell for, which neighborhoods fit your life and what to watch for in inspections, surveys and appraisals.

We start by listening: your budget, your commute, schools, space, land and lifestyle. Then we set up a tailored search, preview homes, give you honest opinions and help you write offers that win without overpaying. When you’re under contract, we manage the details so closing day feels like a celebration, not a scramble.

In their words

From our clients.

Lyndsey at Kentucky Land and Home is truly one of the most kind, hardworking professionals I’ve ever worked with. She has helped me buy and sell three homes, and throughout every process she has been incredibly patient, dedicated, and supportive—especially as I navigated a tight budget while still trying to find exactly what I wanted.

Enter Liz Tremble (our actual real estate angel)… She provided us potential listings immediately (even responding late hours for my 2nd shift husband) and helped us find a buyer for our previous property which we never imagined would happen as quickly as it did. If you are looking for a realtor who truly cares and will be willing to go the extra mile Liz is your lady and Kentucky Land and Home are your people!

Questions

Frequently asked.

How much do I need for a down payment in Kentucky?

It depends on the loan. Conventional loans can start around 3–5% down, FHA loans around 3.5%, and VA and USDA loans may require no down payment for eligible buyers. We’ll connect you with local lenders who can explain your options.

Do I pay for a buyer’s agent?

Buyer agent compensation is negotiable and is explained in a written buyer agreement before we tour homes together. In many transactions sellers agree to contribute toward it. We’ll walk you through exactly how it works before you commit.

Can you help me buy land to build on?

Yes. We help buyers evaluate building lots and acreage — road frontage, utilities, septic suitability, zoning, restrictions and survey — so you know a property will work before you buy it.

How long does it take to buy a home?

Once your offer is accepted, closing typically takes 30–45 days depending on financing. The search itself varies — some buyers find their home in a weekend, others in a few months.
