Horse Farms & Estates
Where the Bluegrass runs deep.
Board fences, limestone soil and barns built for champions. We represent buyers and sellers of horse farms and country estates across Kentucky’s legendary Bluegrass.
Equine real estate
The world’s horse country, represented with care.
Central Kentucky’s limestone-rich soils grow the calcium-rich bluegrass that helped make this region the thoroughbred capital of the world. Farms here range from turnkey training centers and broodmare operations to gentleman’s farms and country estates with a few paddocks and a beautiful home.
Evaluating a horse farm takes more than a home inspection. We help buyers assess fencing, barns and stalls, run-in sheds, arenas, water sources, pasture quality, drainage and access — and help sellers present those features in marketing that reaches equine buyers locally, nationally and internationally.

In their words
From our clients.
Lyndsey at Kentucky Land and Home is truly one of the most kind, hardworking professionals I’ve ever worked with. She has helped me buy and sell three homes, and throughout every process she has been incredibly patient, dedicated, and supportive—especially as I navigated a tight budget while still trying to find exactly what I wanted.
Enter Liz Tremble (our actual real estate angel)… She provided us potential listings immediately (even responding late hours for my 2nd shift husband) and helped us find a buyer for our previous property which we never imagined would happen as quickly as it did. If you are looking for a realtor who truly cares and will be willing to go the extra mile Liz is your lady and Kentucky Land and Home are your people!
I have had excellent experiences working with not only Lyndsey but also several other agents at KY Land and Home. Highly recommend!
Bri and Lyndsey both helped me sell my home and purchase another one. They were great to work with!
Jennifer Ware is one in a million and we’re so lucky to have her as our realtor. She is so approachable and goes out of her way to help you.
Thank you so much for helping us find our new home! We are so happy with our house thanks to your great help. We wouldn’t have been able to do this without your patience and support.

Questions
Frequently asked.
Which Kentucky counties are best for horse farms?
Woodford, Fayette, Scott and Bourbon counties form the heart of the inner Bluegrass and are home to many of the world’s most famous thoroughbred farms. Jessamine, Clark, Harrison and Franklin counties also offer excellent equine properties, often at lower prices.
How many acres do I need per horse?
A common guideline is roughly 1.5 to 2 acres of good pasture for the first horse and about an acre for each additional horse, though management practices, rotation and supplemental feeding change the math. We’ll help you evaluate each property’s capacity.
Do you market horse farms to out-of-state buyers?
Yes. Kentucky horse farms attract national and international buyers, so we use aerial photography, video and targeted marketing to reach them.
